1. Tenant Screening Services

We examine the rental payment histories of all prospective tenants by checking with their previous landlords. We also check their credit history for bankruptcies, late payments, and foreclosures. During the screening, we search court records for prior evictions and unlawful detainer actions. We also verify if the potential tenants are employed in a stable position and find out what their wage growth potential is. Finally, we check the prospective tenants’ FICO scores along with their front and back end debt ratio.

Every major repair is presented to the client for approval before we begin any work. Our contractors are all licensed and bonded for our clients’ protection. We never use employees of Westpoint Property Management as contractors to avoid conflicts of interest and better protect our clients.

We never add any fees to contractor services or repairs. Our goal is to quickly address tenant or property owner complaints and inquiries. We always get multiple bids for expensive repairs to ensure our clients get the best price possible.

Our accounts receivable services are organized to the benefit of our clients. We make rent checks and security deposits payable to the property owner. Rent is collected on the first of every month. The rent checks are mailed to the property owner on the same day after we receive them, or we deposit the checks to our client’s bank account. In other words, there is no one- to three-week waiting period as with some other local property management companies. Finally, any late fees are 100 percent kept by our clients.

Our clients pay nothing upfront. All our fees are paid after security deposits, and rent is collected and deposited to the client’s bank account. We also charge nothing while properties are vacant and have no miscellaneous or surprise fees. We offer discounts on multiple properties for our fees, which range from $125 to $150 after our initial $535 fee billed after deposit and rent are collected.

We evaluate properties before and after occupancy. We make sure properties are listed and advertised on every relevant website. We will also prepare initial leasing documentation. Additionally, we provide required disclosures pursuant to state and federal laws. We can also initiate, monitor, and finish eviction procedures on behalf of our clients.

We take care of scheduling repairs or maintenance with tenants and coordinate with our licensed and bonded contractors. As total property managers, we coordinate interior and exterior maintenance, repairs, capital improvements, gardening services, and utilities. Expensive or unusual repairs and maintenance are forwarded to our clients first for their approval. When you work with us, we take care of everything.

We offer a variety of legal issue management services to help protect our clients. We provide lead-based paint disclosures (as mandated by federal law) and Megan’s Law Disclosure (as mandated by California). We issue three 30- and 60-day notices at no extra charge to our clients. We also supervise any lockouts or evictions. Finally, we will appear in court on your behalf to testify with an attorney for unlawful detainer, at no extra charge.

Because our mission is to provide the best services possible for our clients, we offer a variety of additional services. We will mail itemized lists of deductions to tenants within 21 days of vacating. If a tenant breaks a lease, there is no fee to the owner when re-renting the property. We use the CAR residential lease to best protect our clients and their properties.

We also advertise to potential tenants and provide advice on maintenance issues. Upon request, we will provide periodic updates about the market value of your property. We also network with rental agencies and property managers to widen the pool of prospective tenants. Additionally, we provide any necessary addendums to contracts such as pet clauses, etc.
